HDSI
Management, Inc. (HDSI) was established in 1986.
The focus of the firm is on managing and preserving
affordable housing units for low- and moderate-income
families and seniors. HDSI concentrates on the
condition of the building, the residents' needs
and the owner's goals. This combination of attention
results in an HDSI-managed complex that is an
attractive place to live, as well as a financially
sound investment.

Properties
typical of HDSI Management's portfolio are buildings
located in urban areas and monitored by many levels
of government administrators. The majority of
properties have been built through assistance
from Federal, State and local goverments, and
some have had their equity provided by tax credit
investors. The combination of development sources
generally makes the apartments affordable to low-
and moderate-income households. Typical of the
government funding vehicles are programs operated
by the Department of Housing and Urban Development
(HUD), the Internal Revenue Service, local community
development agencies, housing authorities and
the State of California.

HDSI Management can turn around declining properties
both physically and financially, as evidenced
by before and after
photos.

To improve the quality of each resident's life,
a Supportive Service Coordinator links residents
to supportive,
medical and social services provided by public
and nonprofit agencies within the jurisdiction
of the proposed housing facility.

Programs for resident and building protection
are tailored to individual sites. They include
local Police Department visits; installation of
physical security devices, such as cameras, alarms,
video systems and glass-breaking detectors; along
with participation in Neighborhood Watch programs.

Detailed project budgets
and reports keep owners up-to-date and informed
about the financial condition of their properties.
Where appropriate, a narrative is included to
clarify line items, and staff is available to
answer any questions.

Owners can be assisted with project financing
needs. HDSI works with its affiliated entity,
Housing Development
Services, Inc., a consulting and housing development
firm that has been in business for more than 20
years and has helped develop more than 1,700 units
in 40 projects.
